چکیده فارسی مقاله 1- وضعیت سکونتگاههای شهری و روستایی کشور چگونه است؟ 2- آیا در تفکیک سگونتگاهها به شهر و روستا می‌توان قائل به نوع دیگری سکونتگاه تحت عنوان روستاشهر شد؟ 3- در میان مجموعه 64911 شهر و روستای بزرگ و کوچک کدامیک استعداد بیشتری برای تحقق سکونتگاه مطلوب دارد؟ چکیده: در حال حاضر مجموعه‌ای از 1013 شهر بزرگ و کوچک و 64911 روستای کوچک، متوسط و بزرگ که در میان آنها روستاهایی با ویژگی‌ها و ارزش‌هایی تاریخی و فرهنگی قرار گرفته، در کشور وجود دارد. بدلیل جاذبه‌های زندگی شهری و سکونت بخش عمده جمعیت در آنها و نیازهای عاجلی که شهرها و نظام شهری با آن دست به گریبان است، بخش عمده توجه مدیران و مسئولین و متخصصین معماری و شهرسازی همچنین امکانات و سرمایه‌های بخش خصوصی و دولتی معطوف به آنها است و همگی در تلاش اند تا سکونتگاه مطلوب و آرمانی در آنها محقق شود. چنین تمرکز و توجهی بر شهرها غفلت و کم توجهی به پتانسیلهای 63898 سکونتگاههای کوچک را بدنبال داشته است. تعمق در طیف گسترده سکونتگاههای کشور نمایانگر وجود گروهی از سکونتگاههای بزرگ روستایی2 است که ضمن حضور جمعیت و رونق برخی فعالیتها در آنها، امکانات بالقوه اجتماعی اقتصادی کالبدی نسبتاً قابل توجهی را در خود جای داده‌اند. این روستاها بدلیل ارتباطی که با شهرها و روستاهای کوچکتر از خود دارند، حلقه واسط بین آنها محسوب می‌شوند و در صورت تعیین و تبیین عملکردی متناسب با پتانسیلهایی که از آن برخوردارند علاوه بر شکل‌گیری محیط‌های مطلوب، نقطه تعادل و تبادل فعالیت‌های اجتماعی و اقتصادی بین سکونتگاههای سطوح بالا و پایین قرار خواهند گرفت. این مقاله گروهی خاص از روستاها را که بدلیل برخورداری از معیارها و امکانات بالقوه می‌توانند به سکونتگاههایی مطلوب با کیفیت فضایی کالبدی مناسب مبدل شوند، مورد توجه قرار می‌دهد. بخش اول مقاله به بررسی وضعیت شهرها و روستاهای کشور پرداخته و از میان آنها طیف خاص روستاهایی که چنین قابلیتی دارند مشخص می‌نماید. بخش دوم مقاله به بیان نظرات مصلحین و صاحب نظران راجع به ویژگی‌ها و خصوصیات شهرها و سکونتگاههای مطلوب و آرمانی اختصاص دارد. در انتها بر اساس مشاهدات و برداشت‌های میدانی که از روستاهای بزرگ بعمل آمد هشت ویژگی بالقوه منطبق با دیدگاههای ارائه شده در مورد سکونتگاههای مطلوب که در آنها وجود دارد و در صورت مورد توجه قرار گرفتن آنها را به محیط های مطلوب زندگی مبدل خواهد نمود ارائه خواهد شد.

At the present time, in total, there have been 1013 large to small cities and 64911 small medium and large villages in the country. The villages with historical and cultural characteristics and values are existed among them. Owing to the attraction of rural life with their habitation population have resulted an expeditious needs in the cities and rural system. The predominant consideration of architects and urban planners, directors, authorities and also the private and governmental facilities and capitals have directed tward them. All of them have struggled to realize their desirable and ideal habitations. Such concentration and considerations to cities have entailed the disesteem of 63898 small habitations potentials. Having consider the extensive spectrum of country's habitations have shown the existence of large rural habitations. The population in these settlements with some of their activities have remarkably social, economical and somatic potential facilities. These villages have possessed the relationship with smaller cities and villages as intermediate link among them. If their functions have determined and explained according to their potentials that they have, the desirable environments would formatted besides the equilibrium and exchange points of social and economical activities within the upper and lower level of habitations. This article has focused on special section of villages that have converted to desirable settlements with appropriate spatial and somatic circumstances in order to possess potential criterion and facilities. The first part of article will look at the situations of cities, villages and the special spectrum of villages that have such capability and determine among them. The second part of article is being allocated to the experts' theories with regard to the desirable and ideal cities and habitations' characteristics. Finally, it concluded with eight potential characteristics coincide to the presented views on desirable habitations that have been existed based on the field observations and understandings of large villages. If these characteristics have noticed, they would be upgraded the settlements to a desirable environments for the residents.
