چکیده انگلیسی مقاله In this research, we will investigate and determinate the role of main causes and significance of these factors in the formation of poor dwelling areas in Isfahan beginning in 1960s (during which fast and inharmonious urbanization was started) to 2009. For this target, the research applied a survey method, (collecting data from selected families and interviewing with a real estate agency in different parts of Isfahan or sample areas). The collected data were analyzed by the inferential statistical procedures such as Chi- square, one sample T- test, Principal Component Analysis and Human development index. Among the findings of this study, we can point to the very important role of the variable of income in the formation of poor dwelling areas in Isfahan. Other variables such as unemployment, house rent, immigration, and cheaper and easier access to shelter were categorized in the next rank in order. Using human development index in the neighborhood of ten studied areas, takhte foulad, Koole parche, and 24 metri were found to have the highest score and the areas of Arab, Moft Abad and Dark had the lowest scores.
